DubaiVillas.rent (“we,” “us,” “our,” “the Company”) is a private villa concierge service based in Dubai, United Arab Emirates. We operate as an intermediary connecting guests with luxury villa properties made available by independent property owners and licensed property management companies (“Property Partners”).
We do not own, operate, or manage any of the properties listed or referred to on this website.

2. Acceptance of These Terms
By accessing or using this website, submitting an enquiry, or engaging with us via WhatsApp, email, phone, or any other channel, you (“you,” “guest,” “user”) agree to be bound by these Terms and Conditions. If you do not agree, please do not use our services.
3. Nature of Our Service
3.1 We act solely as a concierge and booking facilitator. We source, verify, curate, and present villa options based on guest requirements (dates, budget, group size, location preferences).
3.2 All villas featured on this website are owned and/or managed by third-party Property Partners. We do not hold title to, and are not the landlord or lessor of, any property referenced on this site.
3.3 A binding booking is only formed once we (or the relevant Property Partner) issue written confirmation of availability, rate, and terms, and any required payment or deposit has been received.
3.4 Property availability, photographs, descriptions, and nightly rates displayed on this website are indicative and subject to change without notice until a booking is formally confirmed.
4. Enquiries, Bookings & Communication
4.1 By submitting an enquiry through our website form, WhatsApp, or any contact channel, you consent to being contacted by our team (including via WhatsApp Business messaging) regarding your enquiry and related services.
4.2 We may use automated or AI-assisted tools to help respond to initial enquiries. Any commercial commitment (price, discount, or booking confirmation) will always be verified and confirmed by a member of our human team before being treated as binding.
4.3 You are responsible for providing accurate information (travel dates, guest numbers, contact details) when making an enquiry or booking.
5. Pricing & Payment
5.1 All prices are quoted in AED unless otherwise stated and are subject to change based on Property Partner pricing, seasonality, and availability.
5.2 Payment terms (deposit amount, balance due date, accepted payment methods) will be confirmed at the time of booking and may vary by Property Partner.
5.3 Additional charges (security deposits, cleaning fees, tourism dirham fees, DTCM-related charges, service add-ons such as chef, yacht, or transport services) will be disclosed prior to confirmation.
6. Cancellations, Amendments & Refunds
6.1 Cancellation, amendment, and refund policies are set by the individual Property Partner for each villa and will be shared with you at the time of booking.
6.2 We will make reasonable efforts to communicate cancellation requests to the relevant Property Partner promptly, but we are not responsible for a Property Partner’s decision to decline, delay, or partially refund a cancellation.
6.3 Where a booking cannot be honoured due to circumstances beyond our control (e.g., owner withdrawal, property damage, force majeure), we will make reasonable efforts to offer a comparable alternative or a full refund of amounts paid to us.
7. Guest Conduct & Property Use
7.1 Guests are expected to treat properties with care and comply with any house rules, occupancy limits, and community regulations communicated by the Property Partner.
7.2 Guests may be held directly liable by the Property Partner for damage, excessive cleaning requirements, or breach of house rules during their stay.
7.3 We reserve the right to decline service to any guest or group where we reasonably believe the booking poses a risk to a property, its owner, or other parties.
8. Limitation of Liability
8.1 To the fullest extent permitted by UAE law, we are not liable for:
- The condition, safety, or legal compliance of any property;
- Acts, omissions, or breaches by any Property Partner;
- Loss, injury, or damage arising during a guest’s stay at a property;
- Indirect, incidental, or consequential losses arising from use of our website or services.
8.2 Our total liability in connection with any booking is limited to the amount of any service or facilitation fee we directly received in connection with that booking.
8.3 Nothing in these Terms excludes liability that cannot be excluded under mandatory UAE law.
9. Intellectual Property
All content on this website (text, images, logos, and design) is owned by or licensed to DubaiVillas.rent and may not be copied, reproduced, or used without our prior written consent.
10. Third-Party Services
Our website and communications may use third-party services (e.g., WhatsApp Business, Google Analytics) which have their own terms and privacy practices. See our Privacy Policy for details.
11. Governing Law & Jurisdiction
These Terms are governed by the laws of the United Arab Emirates and, where applicable, the laws of the Emirate of Dubai.
Any disputes arising from these Terms or your use of our services shall be subject to the exclusive jurisdiction of the competent courts of Dubai.
12. Changes to These Terms
We may update these Terms and Conditions from time to time. The updated version will be posted on this page with a revised “Last updated” date. Continued use of the website after changes constitutes acceptance.
